Holidu connects vacation rentals to 15-28 booking platforms depending on your region, including major OTAs like Airbnb, Booking.com, and Vrbo. Holidu offers more direct channel connections with real-time sync than most competitors. This is due to Holidu operating its own booking portals, that are ideally connected via the Holidu application. With the Holidu OTA you have access to the 4th largest booking portal in Europe and also gain access to several regional portals that Holidu operates (e. g. ferienwohnungen.de, Gites.fr, Clubrural, Spain-Holiday, Sportihome).

All channels use direct API integrations for real-time synchronization. This reduces double-booking risk to nearly zero when Holidu is used exclusively.

You can extend connectivity through iCal synchronization to add unlimited additional platforms. However, iCal connections operate with up to 15-minute delays and only sync availability, reintroducing the risk of double bookings. Property data like descriptions, photos, and prices must be managed separately for iCal connections, but for connected channels this is all managed in the Holidu interface.

With Holidu you do not connect existing accounts for your Airbnb or Booking.com listing. Instead every setting and the creation of your listings is 100% done in your Holidu account:

  • The benefit: Everything regarding your vacation rental is managed from one single account and fully syncs to your connected booking portals. Where other Channel Managers require you to make certain settings in your respective OTA accounts (e. g. for setting cancellation policies) it can all be done in your Holidu account, granting you a single source of truth and very lean management
  • Potential limitations: Listings appear under Holidu’s name on partner platforms rather than a personally branded account. Hosts with Airbnb Superhost status will lose this designation when switching to Holidu’s API integration, as Superhost credentials are tied to individual host accounts.

Booking.com offers a change of ownership process that preserves reviews and listing history when transferring single-unit properties to Holidu, though with some operational limitations. Vrbo and its associated platforms (Abritel, Fewo-direkt) also support review transfer.

Property Configuration & Settings

Holidu supports most vacation rental property types including apartments, villas, houses, and bed & breakfasts. The platform also supports multi-unit properties. This means you can manage several individually bookable units within one larger property. This is particularly relevant for bed & breakfasts. Hotels and long-term rentals are not supported.

All property information you configure in Holidu automatically syncs to connected channels, ensuring consistent presentation without manual platform-by-platform updates. This includes descriptions, photos, prices, amenities, and policies.

Property configuration covers basic property information, extensive amenity settings (200+ options including WiFi, pools, child-friendly features, activities), sleeping arrangements, and check-in methods (smart locks, keyboxes, in-person, etc.).

Listing Descriptions & Photographs

To generate your property description you simply use a form and answer prompts about property characteristics, location highlights, and house rules. The system combines these responses with configured amenity data to generate descriptions automatically and translates them to their eight platform languages: English, German, French, Spanish, Portuguese, Italian, Greek, and Dutch. Descriptions can be regenerated by adjusting form responses. Direct text editing is not available. This limits customization for hosts who prefer specific phrasing or tone.

Free professional photography is available to new hosts in select regions where Holidu has office presence or in popular European tourist destinations. Holidu arranges professional photographers to capture property images for use across all connected channels. Hosts can combine professional photos with their own images.

Property Management for Agencies

Holidu offers a specialized account structure for property managers that allows access to client accounts to manage their properties, calendars, bookings, and performance data. This functionality requires setup assistance from Holidu staff and has significant limitations for professional property management operations.

The system does not support payment collection on behalf of property owners, automatic commission splitting, or automated owner invoice generation. Property owners receive payments directly from Holidu, requiring separate invoicing arrangements between agencies and owners outside the platform. This structure indicates Holidu is designed primarily for individual hosts and smaller vacation rental operations rather than professional property management companies.

Managing Calendars and Stays with Holidu

Calendar & Availability Management

The calendar interface provides a monthly view for each property with scrollable access to upcoming months for a quick overview of booking status and gaps. If you manage multiple properties, including multi-unit properties, an overview displays all properties to monitor occupation across your portfolio.

You can create pricing seasons directly in the calendar to set different rates for specific periods. Each season configures nightly rates, weekend rates, minimum stay requirements, and check-in/check-out restrictions. Season length is flexible based on your pricing needs.

Gap-filling tools help maximize occupancy when minimum stay requirements create booking gaps. Flexible stays automatically shorten minimum stays to 1-3 nights for gaps and increase nightly prices by a configurable percentage (recommended 10%). Short stays allow guests to book fewer nights while paying for the full minimum stay amount. Last-minute minimum stays automatically lower minimum requirements when check-in is only days away.

You can create manual bookings and maintenance blocks directly in the calendar for direct bookings or property downtime.

Guest Communication & Automation

Holidu does not provide a unified inbox for guest messages from booking platforms. Guest contact information is visible within booking data, and you can configure automated messages to share your contact details (email or WhatsApp) with guests upon booking. Guests then communicate with you directly through these channels.

Holidu support is available seven days per week to assist with guest-related issues. The support team handles language barriers, guest complaints, unresponsive guests within 7 days of check-in, health and safety concerns, refund decisions, and platform mediation for Airbnb or Booking.com bookings.

Automated messaging is available and you can set triggers at key booking points. Guests receive booking confirmations, payment confirmations, arrival information (sent before check-in, you can configure the details sent), and review requests after checkout. Messages are automatically translated to Holidu’s 8 supported languages and the right version will be sent out to guests based on their language settings.

You can leave reviews for guests on Airbnb and Vrbo through the Holidu platform. You can also respond to guest reviews on Airbnb, Vrbo, and Booking.com directly through the application.

Operations & Team Management

Holidu’s team management capabilities are limited. Additional contributors can receive access to view booking dates, check-in and check-out times, and calendar information. You can restrict access permissions to prevent contributors from viewing sensitive personal data or changing property settings.

The platform does not include built-in task management systems, automated cleaning schedule creation, calendar invites for cleaning crews, integrations with task management tools, or push notifications for cleaning staff. Hosts managing properties with cleaning teams need to coordinate these operations through external tools or manual communication.

The lack of these tools is especially problematic, since Holidu does not offer a marketplace for 3rd party integrations, making it tricky to counter missing platform features or handling a dependance from external task management or accounting tools. This further points towards Holidu being made for simpler operations.

Guest Pricing & Payments

You set prices through pricing seasons, which define different rates for specific periods throughout the year. Each season configures nightly rates, weekend rates, minimum stay requirements, and check-in/check-out restrictions. Season length is flexible based on your pricing strategy. You can add fees to bookings including cleaning fees, security deposits, per-guest charges, tourist taxes, pet fees, and linen fees.

Holidu does not offer automated dynamic pricing. All prices are set manually. The platform does not integrate with third-party dynamic pricing tools like PriceLabs or Beyond Pricing.

Market data and competitor analysis help inform your pricing decisions. The platform provides booking pattern data and demand trends for your region with suggestions for pricing season setup. A competitor price comparison tool displays similar properties on an interactive map with relevant filters. Selected competitors update automatically. Your Holidu advisor can also provide pricing guidance.

Since Holidu support instant booking only, it can handle all payment collection from guests without the need for integrating payment gateways like Stripe. Guests use the standard payment methods of each booking channel (credit cards, PayPal, or other options available on Airbnb, Booking.com, etc.). Holidu processes these payments and transfers funds to you before guest arrival, at the latest on check-in day. You receive payments in your own currency regardless of which currency guests paid in.

Holidu manages all refund processing according to your configured cancellation policies. Since funds only transfer after they become non-refundable, you’re not involved in refund handling and in case of a cancellation Holidu is handling all transfers. Five cancellation policy options are available ranging from Flexible (1-day cancellation window) to Strict (30-day window with no refunds). For Booking.com and Airbnb, you can configure separate policies, as these platforms offer their own cancellation presets. You can also enable a non-refundable discount where guests receive 10% off in exchange for non-refundable bookings.

This approach to handling payments differentiates a lot from other PMS providers. You trade flexibility for convenience: 

  • Higher convenience: No payment gateways needed, no additional payment fees (included in the Holidu commission), no hassle with refund and cancellation handling

Invoice generation provides invoice history within the application for record-keeping and tax purposes. Commission invoices are available for bulk download. The system operates on two tracks:

  • Commission invoices consolidate all your costs (channel fees, Holidu commission, processing fees) in invoices from Holidu to you.
  • Guest invoices must be created manually through an editing tool by selecting the booking ID and language, adding the guest’s billing address, and using your preset business information (VAT ID, address, bank account). The tool generates legally compliant invoices meeting EU tax requirements.

Property managers operating on behalf of owners face the same limitations noted earlier: no automatic commission splitting, no invoice creation for property owners, and no payment collection on behalf of property owners.

Onboarding begins as a self-service process with the option to book meetings with Holidu staff from your region whenever needed. When looking for an appointment to get help with the onboarding process, meeting slots were available from the next on. The platform also supports importing existing listings to simplify migration.
