The delayed Vrbo Sync is reintroducing a risk of double bookings though. Fees and taxes sync as well, reducing the need to manage these separately per platform. Beyond that, Lodgify also pushes property data like descriptions, photos, and amenities to connected channels, so you maintain consistent listings without manual updates.

You can extend connectivity through iCal synchronization to add unlimited additional platforms. However, iCal connections only sync availability. Property data like descriptions, photos, and amenities must be managed separately in each platform’s interface. To further boost your visibility there are some niche regional portals you can connect via the Lodgify Marketplace. In Europe this includes Lake, Houfy and GlampingHub – all of them syncing availability in real time, in addition to listing content and rates.

If you enable on-request booking for Airbnb, you must use on-request mode for all other connected platforms. The reverse is more flexible: instant booking across channels allows selective on-request booking on specific platforms.

You maintain separate accounts on each booking platform. This preserves your individual presence and status designations like Airbnb Superhost, but requires managing multiple platform logins.

Property Management for Agencies

Lodgify offers more agency-oriented features than most platforms primarily targeting individual hosts, making it a viable option for smaller concierge services and property managers. The picture changes significantly depending on your subscription tier though: below the Ultimate plan, the features relevant for property management are largely unavailable, making Lodgify unsuitable for professional managers on lower tiers.

With the Ultimate plan, you can create sub-accounts for team members and property owners with role-based permissions, controlling who has access to which properties and data. Owners can be given a dedicated read-only portal to view their property’s performance and statements without accessing the full account.

Owner statements can be generated on a recurring schedule (weekly, monthly, quarterly, yearly), exported as PDF or Excel, and customized with your logo and expense entries. Revenue splits between manager and owner are configurable. The system tracks payment status but does not process actual owner payouts or offer automated transfers.

The built-in system has practical limitations worth knowing. It operates through a separate application for cooperators that is only available in English. With Lodgify you can set prices per property. On top of the base price you can adjust extra guest charges, short stay prices and even specific week day rates if needed. On the same level you can make settings for additional taxes and fees, minimum & maximum stay requirements, as well as restrictions for check-in/check-out days and times. You can also predefine seasons to plan up to 3 years ahead with different pricing strategies.

Discount options give you flexibility to attract bookings across different scenarios:

  • Length-of-stay discounts (bookings above a freely defined minimum)
  • Early-bird discounts (bookings made a set number of days before arrival)
  • Last-minute discounts (bookings within a set number of days before arrival)
